A resort-like independent living community is taking shape on the grounds of a 1950s-era hotel in Cathedral City.
Horizon’s communal spaces will include amenities such as a restaurant, pool bar, and clubhouse that are inspired by the history of the original property and will feature textural inlaid woods and furnishings in vibrant colors influenced by the desert horizon.
Reinvention and rejuvenation are woven into the fabric of Palm Springs, but those transformations aren’t bound by the city limits. In nearby Cathedral City, a 1950s resort is undergoing a makeover and will become Horizon, a stylish rental community for people seeking a carefree, independent living lifestyle.
“Horizon is built for active adults with a focus on lifestyle, community, and enrichment in a beautiful resort-like setting,” says Aaron Whitfield, chief development officer of the real estate development firm Prospect Companies. “We believe that Palm Springs is meant to be enjoyed for its weather and its beauty and our resort is designed around both themes. Most units have two outdoor patios to soak in the mountain, sparkling pool, or lush garden views. We have also created a number of gathering places around the property so our residents can experience the beauty of the setting.”

An adobe building that was used as a lodge for visitors has been on the property since the 1930s. A larger hotel complex with 40 bungalows was constructed around the adobe circa 1958 and operated as the Villa Resort until sometime between 2005 and 2007.
Those bungalows, spread over five buildings — as well as the adobe — are being refurbished down to the studs. Twenty-eight new units are being constructed in two-story buildings that will also house a community room, office, beauty salon, and fitness room. In addition, the complex will include a restaurant, El Cielito, and a pool house.
Residents can choose from five floor plans: a studio garden bungalow with 304 square feet that will rent for $2,850 to $3,050/month; a one-bedroom, one-bathroom, 365-square-foot garden bungalow, $3,250 to $3,450; deluxe one-bedroom suite with 515 square feet, $3,650 to $3,850; premiere one-bedroom suite with 528 square feet, $4,250 to $4,450; and a companion two-bedroom, one-bathroom suite that also has 528 square feet for $4,950/month.
In addition to the property’s refurbished 1930s adobe and circa 1950s bungalows, the community will have 28 new units that are being constructed in two-story buildings that will also house a community room, office, beauty salon, and fitness room.
The monthly rent (single occupancy) includes two meals per day with a continental breakfast, gym access, weekly housekeeping, concierge services, cable television, WiFi, and more. A variety of other services are available for an additional fee.
“The interior design of the property was inspired by the mid-mod aesthetic with a contemporary twist,” Whitfield says. “The residences all have fantastic high ceilings, offering plenty of natural light and amazing views of the mountains.”
Whitfield adds that each residence is accented with warm woods, contemporary lighting fixtures, and resort-style indoor and outdoor living areas. Among the other amenities are the pool, spa, community barbecue, bocce court, putting green, dog park, walking paths, outdoor fire pit and fireplace, and outdoor dining.
There’s a one-time, non-refundable community fee of $3,000, although the fee will be waived for the first 15 people to sign a lease and those individuals will become part of Horizon’s Founders Club, which will include other ongoing perks. (There are no HOA fees or property taxes.)
